You know the story - Chicken Little believes the world is coming to an end - and hysterically passes on her (his?) belief to her neighbors that "the sky is falling - the sky is falling and Disaster is Imminent "- Until (in one of the many versions of this fable) a lion halts them, and investigates the cause of the panic and manages to restore calm by applying investigation and reasoning to Chicken Little's claims.



We're about to live out this metaphor. Chicken Little is the Media who is about to have copious "data" at their fingertips that may look like it supports that the Sky is Falling - yet again - in Real Estate. Once 2010 October and November Sales close and the data is available for a comparison with 2009, we are about to be bombarded by statistics that will darken the skies with doom and gloom.



Realtors know that Sales were uncharacteristically high in Oct and November of 2009 as buyers managed to squeeze into what they thought was the last opportunity to take advantage of the tax credit. Did we actually see more sales in 2009 over 2010 year over year? That's the question to ask. Since most realtors would bet that an Oct 2009 to Oct 2010 comparison would show 2009 in the lead, we also know that many of those sales would have happened over a period of months but were forced in a shorter window (Oct/Nov ) because of the tax credt. So comparing Oct 2009 to Oct 2010 simply doesn't tell the entire story.



Realtors - There is a call to action here. Take a look today at how your area is doing year over year. I just came out of a meeting in my office where we did just that. In 5 of our primary towns, we're already exceeding the sales that happened in 2009 just with 2010 YTD figures. That is more telling than just comparing a month in 2009 to a month in 2010.



Be the LION - Be Ready - Prepare your data - because Chicken Little is about to claim the Sky is Falling Yet again. You may want to talk to your buyers and explain how it's critical to look at local data and a larger window than a month to month comparison. Be ready with reasoning and data to allay any fears your buyers may have about the market yet again about to fall. It is not. This is a very very slow recovery, but if you look at the local detail data, you do see recovery. Share that information with your buyers. They're not likely to hear it from the media.

Medway has had a few challenging years in Education. The new High School is a beautiful facility but it took a few years to settle some of the apparent flaws in the construction. With the economic downturn that was national, our own town's financial trials in 2006 seemed to double the impact. We all remember when the Library lost accredidation because of our lack of funds, but that has been resolved. And I'm hear to observe in 2010, all is right with Medway and its financial stability.

All is right because, I believe, we continue to exercise fiscal constraint. In some cases that fiscal constraint can be difficult for a school system to manage when seeking to give an exemplarary education to its students. So any volunteer assistance Medway can get, Medway uses.

Enter the Medway Foundation for Education!

The MFE is a non profit organization in town that works diligently each year to raise capital to fund innovative, educational projects throughout the Medway Schools. They do things like a Trivia Bee - a Lego Build a Thon to raise funds and next week is their annual PHONE-A-THON looking for individual donations to their amazing organization. Please take their call next week and give whatever you can give, whether you have kids in school or not. Our school system and all its successes (We were on Newsweeks List of Great Schools this year!) adds to the value of our homes and town as a whole.

Last year this one event raised almost $13,000 for the schools. In the past the MFE has sponsored many successful programs within our schools like the Teacher Sponsored Learning Projects, or the Summer Writing Camp. They've donated monies to utilizing Technology to enhance Education.

Yes, we are a fiscally conservative town and Yes we are in a good financial position and YES our residents support Education in this town and do everything they can do to assist the schools and their students to be successful -

PICK UP THAT PHONE WHEN IT RINGS NEXT WEEK - and donate what you can and KNOW that it's going directly to the students of our town to ensure their success in education!

Market Trends in Medway, MA Misleading?

We are all busy but we all crave information and data is everywhere. I was out with a set of clients (Yes I say "set" because it was actually 3 groups of clients - all friends considering moving to a new development together) when the subject of a recently foreclosed home came up. Information was flowing quickly about when it sold and how much it sold for. I did not offer any information because I wasn't exactly sure. But before we left I heard numbers ranging from 350's to 400's. That was an easy misconception to clear up. When I got back to my office I simply pulled up the listing and sent it to everyone. The home close in the low 400's.

As I said, data is everywhere. Sometimes we get "data" from friends, sometimes we get it on the net. Here's an interesting graph taken from Trulia today documenting at what price point homes are listed in Medway, Ma. What would your initial reaction be seeing this graph?

In actuality it's only tracking the mix of listings that happen to be on the market at a particular point in time. I have a home for sale in Medway at $189,900 and I know a home recently went under agreement at $1.2Mil. So we'd all agree listing prices vary considerably. Tracking this information and portraying it in this format MAY cause buyers and sellers alike to determine that the future (based on the recent past) is dire. Not true. Take a look at the MLS stats I've posted on recent blogs. We are NOT in a downward spiral as this graph seems to portray.

Short Sales in the Media

Sharay Hayes is hoping that a short sale of his town house in Harlem will help him get out from under. It’s now in contract.
In the months after the Lehman Brothers crash, most of the short-sale action was in the boroughs outside of Manhattan and in the suburbs. This year, however, short sales appear to be picking up in Manhattan, real estate and mortgage brokers say.


A recent search of sales listings found almost 20 advertised short sales, and that did not include short sales disguised with euphemistic terms like “owner must sell.” The advertised short sales range from a $250,000 two-bedroom on the Upper East Side to a $2 million three-bedroom designed by Philippe Starck in the financial district. They include town houses, co-ops, condops and condos.


And the number of short sales, in which a home sells for less than the amount owed on the mortgage, will most likely continue to grow. The number of lis pendens filings — a first step in the foreclosure process for houses and condos — doubled in 2009 in Manhattan, to 724 from 334 in 2008; this year, 382 had been filed by the end of June, according to the Furman Center for Real Estate and Urban Policy of New York University.


“Short sales are happening and they’re all over the map,” said Melissa Cohn, the president of the Manhattan Mortgage Company. “We’re seeing multimillion-dollar foreclosures and short sales that no one ever anticipated in New York City.”


Jonathan J. Miller, the president of the appraisal firm Miller Samuel and a market analyst, said that 2010 might well be dubbed the Year of the Short Sale nationally. “A short sale is going to be the only way for many people who bought at the peak and who are now underwater to move on with their lives if they have to relocate or downsize,” he said.


Short sales are a gentler alternative to foreclosure for both sellers and lenders. “Compared to a foreclosure, a short sale generally allows an easier transition for the borrower, less impact on their credit history, and larger net proceeds to the loan’s owner,” said Tom Kelly, a spokesman for JPMorgan Chase, adding that Chase encourages borrowers who are unable to keep their homes to consider short sales.

Options when Foreclosure is Looming



The current Real Estate Market has resulted in an enormous amount of stress for many homeowners. It is estimated that one in nearly four homeowners no longer has any equity in his home or possibly owes more than the home is worth. Some are struggling to make payments and to keep their mortgages current. But because there is no equity in their home, they cannot take advantage of the extremely low rates out there today. Statistics tell us that home owners who are having problems with making the mortgage, often do not seek the advice of real estate professionals. Foreclosure is not the only option! Short sales and other alternatives should be understood.

Where's the Town Crier when We need Him?


I was at a town committee meeting recently as we planned to hold a "public" meeting about the use of one of the town's properties. It was always the committee's intent to compile ideas coming from the public for this unique piece of real estate. The scheduled gathering will invite other committees in town as well as other organized groups in town, like scouting, the Lions, and groups of that sort.



When I asked about if we'd be inviting individuals in town and be opening the meeting to everyone, I was reminded that town attendance at any town sponsored meeting is very poor and we could expend the effort to get the word out but probably to little or no avail. I can't argue that point. Medway is a town of over 12,000 people and the last town meeting managed to get somewhere around 100 people.



Why is that? Well clearly people are busy with work and family. I remember the days when getting to some event that was not somehow tied to my kids was practically impossible. You only have to glance at a family calendar in any of our homes to know that free time is truly at a premium. But I think it's much more. I think it's because of our tight calendars, we sometimes miss that an important event will be happening. How often do I read our local weekly paper, the Gazette, just a bit too late - missing something that I would have liked to attend.



I'm told all of these town public meetings are posted on the Town's Web Site - Now what is the liklihood you visit that site on a regular basis? I'm also told it's on our local cable tv station - I've got to ask how many of you watch that station on anywhere near a regular basis?



So I think it's time- We need a Town Crier ~ or at least the concept - Town Criers were around at a time most people in a village could not read - So a town crier was appointed to announce critical information before it was posted in the village center. The information was "pushed" down to the villagers. I think we're all missing that "push" approach to get important information from town.

One Step back and Lost in a Quagmire




If you set your goals high enough and you have high expectations about what you can accomplish, it's a good thing, right? It is, but it does lead to disappointment in what can or cannot be attained on a daily basis.



Take technology for instance, aren't you really revved up when you come out of a seminar that fills you with ideas how you may get your business to that next level? But reality then sets in.



Let me tell you about reality this week. I was so motivated to get things rolling, I finally carved out a 2 day timeframe where I would focus on nothing else. Well I'm just wrapping up those two days and while I've made some great headway - I'm just a little low on what didn’t go right.



First, I'm very guilty for not having a good website (until yesterday) I can be proud of. My background is in technology (do I dare to admit?) so I managed to create url's to pages within our company's website and with our company there is a nice user interface so that we can create our own site. My site was pretty "run of the mill" - probably my fault, as there is some nice built in functionality on that site. But I've been meaning to decide which toolset I’d use for my own professional site. Should it be z57 - Rls2000 - or one of the myriad of sites out there that will handle everything for you?



AHA Maybe that's why I haven't committed? Maybe I wanted to be in control in creating my site. So there's a revelation as I type. I needed a site that would give me the tools to build myself - but at the same time - make it easy for me.


Well easy is probably not the best word - It IS easy after a time - I did decide to try Point2Agent for my toolset - and after "a time" I found it very easy to work with and I had my "site" running within hours and I actually sent 2 past clients to it today to get contact info on contractors - the first real day in production
So what was so frustrating? Well I wanted to tie everything together like a facebook link - and creating buttons on the bottom of my blog posts that would allow you to get there from here - whereever there might be - You know the links I'm talking about - you see them on a third of the posts you read here at ActiveRain - I thought building my site, getting my facebook fan page built and getting all the here and there links working was within a 1-2 day effort - NOT



So what's the scoop with facebook - ? All I'm hearing is that the fan page capability is changing totally and will be totally revamped by next week - just my luck - I created a page but for the life of me couldn't figure out how to put anything on it - is that function disabled this week?



Then I was advised to get Google functionality up and running and create a business profile in Google - I was rolling on that relatively easy effort until I found out that they confirm acceptance by calling you on your phone but I put a voicemail number in - and NOWHERE could I find the ability to change that number - so now I have to wait for SNAIL MAIL to confirm with Google before my business profile w/be up - they say 2-3 WEEKS - oh great! So much for my 1-2 day effort!



But the best of it was that I sat thru a webinar - a GREAT webinar - at lunch today which was given by an SEO consultant - who was AWESOME - Erick Zieborth - I bet he's a RainMaker - I should check. However he notes - and I believe him - that our static web sites are virtually obsolete - at least I had one day up and running before I heard that news.



Sometimes it just feels that that one step back get your foot stuck in the quagmire. I’m working on pulling it out now!

You've just been handed a WaterFront Property in Medway, MA!

If you're a citizen of Medway, Ma, it's your lucky day. Well actually it's been your lucky day and somehow it slipped by your notice. It's not totally your fault, when you're handed a waterfront property that is plastered with "Keep Out", or "No Trespassing", you're not likely to feel too welcome.

In 2004, the Town purchased a 3 acre property abutting our town park,Choate Park. The property had some historic significance, the home of the Thayer family in the early 1800's. This family owned the mill across the street and was responsible for building the dam at Choate Park which provided the power needed for the mill (and create the pond at Choate Park). Why did the town feel it necessary to buy this property? It's historical significance certainly played into it but also how often does a town have the opportunity to add to their current park area with a pristine property such as this?

If you haven't walked the Thayer Homestead,Choate Park, Medway Ma do it now! It's easy to find. And YES you're welcome. If you're a resident of Medway, it's YOURS to use. Don't miss the opportunity. It's true the buildings are not available to the public as of yet (which is why the need for the no trespassing signs) but the land is there to enjoy. We've all heard the statistics that are sometimes hard to internalize. For instance, when HousingWire.com noted that more than 9% of US Mortgages were delinquent or in foreclosure in the 2nd quarter of 2008 or when in 2007 Money Magazine predicted that 1.4 Million Americans would see their mortgage payments more than double as ARM's reset over the next 5 years through 2012. This shouldn't be surprising as there are statistics that show over 11% of those ARM loan holders had defaulted PRIOR to a reset indicating that the borrowers couldn't even afford the low introductory rates! I know what we were all thinking in 2008, maybe this will happen in Arizona, or Florida or California - but not in our neighborhood for sure!

Well that was 2008 or 2009 - we all know better now! Most of us have seen friends or neighbors struggle with keeping their homes in the current economic setting. I shouldn't have been surprised last week as I researched pre foreclosures in my home town that I saw two of my friends on that list! Those dire predictions are coming to fruition and we're no more ready to handle the circumstances because of the forewarnings.

Why is that? I can't help but think it's because when someone is faced with the dire likelihood that they are about to lose their house that there has to be some fix - something that will happen that will keep them from having to face andadjustment to their life style. I guess it's the embarrassment, the adjustment that it will take for a family to get through it. So in order to handle such a challenge, many just simply avoid it - which of course adds more stress and fewer options each and every week they stay dormant and not pro-active.
I just completed a close on a house for such a family. It worked out well for them as they found a home in town in which to downsize. Their fears about the children not handling the move well were dispelled over time as the kids adjusted to the move and even saw it as an adventure of sort. The biggest change was the relief the owners had once the sale was behind them and their expenses were brought more in line with their ability to afford those expenses in their new - smaller home. The relief is visible on the faces of this family. And I'm excited I could have been a part of making that happen. I expect I'll be there at some point as they enter the home buying market again in another year or so.

Recently, I completed the certification in Distressed Properties (CDPE) and I hold a (LMC) Loss Mitigation Certification issued by the Mass Assoc of Realtors. Those certifications simply mean I am trained to assist people who are facing these challenges and helping them plan a future that is far less stressful than the present.
